Summary:碩士 === 中華大學 === 建築與都市計劃學系(所) === 97 === Inhabitance is an essential issue concerned with living,but it is difficult to achieve the minimum requirement.One of the most important reasons for the household-relocation is to adjust the level of housing service to match the utility changes on the one way as well as to improve the housing welfare on the other way. Housing filtering which demonstrates the deal process in housing market including households’ changed wealth, social shift position symbol, the inhabitant transformed preference, and housing quality change shows the interrelated and transitional relationship between inhabitant and house. The housing filtering resulted from house transaction when high income household purchased the new property by selling its original house with relative inexpensive price to the next low income household. This research uses collective housing communities in Hsinchu city as a sample to investigate the housing filtering demand as well as to estimate the economic benefit with the assumption of urban renewal project injected into by applying Contingent Valuation Method to ask residents the willingness-to-pay value if they wanted to participate in the renewal project with questionary. The research also applies the variables such as floor area, housing population numbers, based on the relative reviews to demonstrate housing quality and estimate the housing filtering demand. The analytic result from the survey will help to forecast the economic benefit of urban renewal and estimate filtering down demand.
