Booming of Marketing makes middle class reduce and turn the read estate market into M-shaped Society. Constructors all over the country wish to make huge profile in the future star of the middle Taiwan. How to make it is really depend on Sale strategy. The paper collects data from four pre-sell real estates in Stage seven of Taichung City urban Plan through interview with Sale Managers. Highly focus on Marketing Demand、Pricing、Placement and Promotion. To conclusion, there are four suggestions for case selling. First of all, analysis the differential from product and use them as an advantage to fit market’s requirement. Second of all, never lower prices which makes customer think them made a great investigation. Third of all, make reception house more functional, it is not only for selling but also increase the value of brand. Finally, while processing the promotion, there are lots of material could be used for commercial like local outdoor advertise, internet, newspaper and magazine on the planet. Which is not only attractive local customers but also professional investors. With above suggestions, I believe constructors can come out with a method which is profitable.
