The increasing auction cases of superficies on national lands have superficies housing become a mainstream product in future real estate market. Most current domestic studies on superficies housing focused on the release and development of superficies on national lands, the valuation of superficies housing, the transaction of superficies housing, the successive risks, the controversial issues after the appointed date of superficies housing, and the unpaid trust management of superficies, while consumer demands were seldom discussed. A building is a high-involvement product, and the house purchase process is complicated. In addition to the preferred building properties, consumers’ purchase decisions, among the factors in house purchase intention, would be more complicated when superficies-oriented buildings are built without the land ownership. In this case, this study intends to discuss consumers’ acceptance of superficies housing on national lands. This study aims to discuss the effects of the decree awareness, house purchase needs, and preference & acceptance of superficies housing on national lands of the employees in Southern Taiwan Science Park on the purchase intention. Taking the employees in Southern Taiwan Science Park as the research subjects, the questionnaire survey with convenience sampling is proceeded for the decree awareness, house purchase needs, preference & acceptance, and purchase intention of superficies housing on national lands of the employees in Southern Taiwan Science Park in this study. Descriptive Statistics, Factor Analysis, Two-Sample t Test, Correlation Analysis, Multiple Regression Analysis, and Chow Test are utilized for the empirical analyses. The empirical research results show the factors in the purchase intention of superficies housing on national lands of the employees in Southern Taiwan Science Park as “I would like to pay higher price for superficies housing, in comparison with paying the house rent in the same location”, “I think that being able to flexibly apply capitals is a primary consideration when choosing to purchase a house”, “I think that the property rights of a house is an important consideration when choosing to purchase a house”, “I think that the value added of a house is a key consideration when choosing to purchase a house”, “Comparing with renting a house, I think that owning superficies housing is a better ‘old-age housing’”, “I think that purchasing a house through consignees or real estate agents is an important consideration when choosing to purchase a house”, “I would pay attention to the appearance design of real estate”, “I would pay attention to the NIMBY (not in my back yard) facilities near the real estate”, “I think that the mortgage amount is a primary consideration when choosing to purchase a house”, and “I am able to compare the difference between superficies housing and general residence”. Among the variables, “paying higher price for superficies housing” appears the highest overall effect, followed by “being able to flexibly apply capitals” and “the property rights of a house”. Accordingly, the employees in Southern Taiwan Science Park stress on the ownership of property rights and the certainty & security for the superficies housing on national lands. Being able to flexibly apply capitals is also the emphasis. Besides, the employees in Southern Taiwan Science Park also focus on the appearance design of a house, the future value added, and the effect of NIMBY facilities around the residential environment. The government and real estate agents are suggested to take the development, planning, and decision-making of superficies housing into considerations.
