Using ordinary least squares estimation the empirical results indicate that prices are highest for houses located in moderate distances from high schools in Sanchong district, while are higher for houses near high schools in Luzhou district . Near a viaduct and gas station have a negative impact on house prices, while closer to a police station has a positive impact on house prices. Substituting estimated coefficients into the regression and obtaining predictive house prices, the mean absolute percentage error in Sanchong and Luzhou district are 12% and 9%, separately.
