From the literature review, a research model of seven factors is proposed. The seven factors are “job characteristics”, “training and development”, “co-workers”, “managers”, “compensation”, “benefits”, and “working conditions”. A survey is made and provides a data set which is composed of 201 observations. After tests, exploratory factor analysis (EFA), and regression analysis, the affecting factors change. The final results of the research shows that for this specific case, six affecting factors are “nature of work”, “compensation”, “benefits”, “co-workers”, “managers’ competencies”, and “working conditions”. Among them, “compensation” has the highest impact on job satisfaction of office workers in Ho Chi Minh City, and “managers’ competencies” has the lowest impact on it, although this factor gets the highest satisfaction from the office workers. Meanwhile, “benefits” factor acquires the lowest satisfaction from the office workers. Besides, the research also shows that there is no difference in job satisfaction among age groups, gender groups, years of service groups, or education level groups. However, remarkably, office workers of higher job title position are more satisfied with their jobs. Regarding types of business, joint ventures, foreign companies, state owned enterprise, and joint stock companies have the job satisfaction of office workers higer than the mean of office workers’ job satisfaction, whereas, private companies, partnerships and limited companies get quite low job satisfaction of office workers. All of these results are bases for recommendations drawn for SMEs in Ho Chi Minh City to improve their office workers’ job satisfaction.
