Due to the chemical stability, ability to withstand the climate, it is very suitable for climate in our country. With the variety of the colour, tiles allows the designer to creativity to flourish, therefore, it becomes the most common material in architect decoration. However, even with its quality, tiles still need other material to cement with the structure and this often created the breakage problem with tiles. With the advance in material science, tile designs are towards larger and heavier design. Once break, it often created public safety problem. Presently, all research on tile and its material are focused on the material and its bonding strength. Problems relating to its defaults after application are not a main concentration. If these are studied and traced, it would make this technique more complete. Purpose This research will use documentations and on-site inspections to understand the deterioration and the cause of the deterioration and ways to prevent it Purpose This research will use documentations and on-site inspections to understand the deterioration and the cause of the deterioration and ways to prevent it. Method This research will collect and analysis documentations to understand the application of tiles on external walls, method of application, and the cause of deterioration. These analyses will be used to develop methods of deterioration examination, through case studies and on-site inspections, to identify the reason and cause for deterioration and thus creating solutions for each case. Conclusion: The reason for tile deterioration on external wall has two causes: natural causes and human causes. Through this research and case studies, it can be found that human causes created most of the deterioration. There are three most visible causes: 1. design reason. 2. construction cause and 3. management problem. Therefore, this reason will concentrate on these three causes and solution will be suggested.
