Summary: | 碩士 === 中華大學 === 建築與都市計畫學系碩士班 === 89 === The House demand in the modern society is not only to consider whether the space is enough or not but also to require better housing quality much more. In Taiwan, the researches on housing demand trended to housing Price and buying power and little to costomer’s choice behavior. Therefor, the research tries to use personal choice behavior theory as well as Nested Multinominal Logit Model to analysis and evaluate the alternatives, which consists of housing districts and styles. Housing districts are East District and Non-east District in Hsin-chu City Housing styles are plain house and condominium .The purpose of this research is to study the housing choice factors by collecting question-answering surveys in Hsin-chu family units. These choice factors are age、annual salary、housing price、housing size and house age. The family qualities in this research are proved out as follows:(1)The standard of the householder’s education has obvious effect on house styles. Higher education standard holders accept apartments more easily than the lower.(2)The interrelationship between holder’s age and housing district proves that the younger they are, the higher they accept the new residence district and apartments. The reason is that house price is too high in Taiwan. It’s absolutely difficult for a young holder to buy a plain house, so to get an apartment is the second-best choice. The housing qualities are as follows:(1) The interrelationship between house age and house style indicates plain houses in downtown are older. It means that the old downtown will gradually lose its compititiveness.(2) As to house price and house district, the house price in East District is higher than that in Non-east District. The result comes from more working opportunities created by Science-based Industrial Park,People get together there.
