The Government legislated 「Rules For Real Estate Brokers’ Management」and executed formally in 03/02/2002. The rules restrained all the dealers and brokers’ should be qualified, business pattern practiced, and responsibilities they should take. This study is researching while the「Rules For Real Estate Brokers’ Management」 executed , what influences in marketing operation for commissioned dealers and brokers might be happened. First is about the inference discussions of how the rules impact to the dealers and brokers and practical operation, then to infer what influences in marketing practical operation do while after field observing. After field observation, there are two results to be concluded, 1st. all the dealers’ sale representatives claimed that they are those construction company’s sale representatives to avoid to be regulated by the rules. 2nd. there are no obviously differences in the content of house selling ads and poster then ever before. For a further considering, there are six suggestions proposed for the brokers how to deal with the marketing operation affected by the rules.1st. Enhancing personal professional knowledge and abilities.2nd. Constructing specific marketing skills.3rd. Consumer wants handled precisely and rapidly. 4th. Constructing of consumer and customers’ new relationship-marketing. 5th. Improving deputed brokers’ Co. management abilities. 6th.Re-constructing of whole new perceptions to the consumers .
