Taking the transformation of Taichung commercial space as the studying subject, the study adopts the social spatial approach, advocated by Gottdiener and follows the lead of the new urban politics to make sense of the transformation. Two conceptual model is used to explain the spatial characteristics of Taichung commercial center in four periods: Logan and Molotch’s growth coalition concept and Stone’s urban regime concept. It is argued that six urban regime types can be of major importance in four periods of Taichung commercial center. In the initial stage of the development on Taichung which includes the Ching dynasty and Japanese occupancy period, the social production of space is characterized by the hegemony maintenance regime mode. The second period can be called the building of old commercial center which is established around Taichung railway station from 1949 to 1970 and the statist authority regime type is attached to this period. On the third period in about 1970 to 1980, the commercial center transits to further area as Tzyh-yu Road and San-min Road. The local-statist development regime mode is used to explain the production of this newly developed space. The decentralization of Taichung commercial space after 1980 which include several department store established along Taichung kamg Road can be indicated of the multi-development of the commercial center. Three regime types-Taiwan-Japan joint venture regime, petty bourgeois regime and community-based regime were used to explain the development of department stores, shopping street and business district in this areas.
