碩士 === 中華大學 === 建築與都市計畫學系碩士班 === 92 === Abstract The government has promoted the housing policy of having one’s own house. It makes people set the policy as a goal and try hard to reach it. However, the residential land is limited on the Taiwan Island, which causes the high price of a residence. For those who want to buy a house of their own, it takes a long period of time to save money for their own dwelling. Also, the house buyers can hardly find affordable houses because of the high price and the high price results the lower level of the buyers’ living qualities. It is the concept of housing policy leads to this research. This research is constructed under the Logit Model. All the questionnaires have been designed to survey the characters of housing or tenure choice of the people in Hsinchu area. The Limdep Software is used to analyze the result. The result shows it is the living duration influences the housing or tenure choice. The sex and the educational background could affect the choice of house model. The household formation is related to the number of family members, marital status and living duration. The first priority of choosing a house depends on the forms of the family, tenure choice is second, then the size of the house.
