Many researches and discussions have proposed many important causes of this period from the macroscopic prospects:the waves of real estate and stock markets are the results of the changes of the social and economic structures. In that period, the government had launched many measures to suppress the severe price increase in real estate markets and the wriggling inflation. Many of these measures still influence the architectural development industry to date. When we look into that period, we can find that the architectural developers that time were facing a variety of problems, such as the increasing cost of land, the loose capital and the unsound sale market. Therefore, we first try to analyze the housing types which are proposed that period and the housing styles in Tainan city as well in this research. Then, we try to connect the product types of real estate markets with the conditions and the changes of the whole environment.   When the architectural spaces or housing are concerned, many researches just take into account time series, space factors and society changes. But in this research, combining with the business cycle and the economic environment from 1985 to 1995, we try to discuss the following issues from the perspectives of architectural developers: first, the review of the architectural development industry’s operation environment from 1985 to 1995 in Taiwan;second, the relation between architectural development and the business cycle from 1985 to 1995; third, the relation between the housing types in Tainan city and business cycle; fourth, the regional housing types in Tainan city.   The methods taken in this research include field survey, in-depth interview and literature review. By all these methods, we try to reestablish the operation environment of architectural development industry from 1985 to 1995. Then, we discuss the relationship between real estate markets and business cycle by using the business cycle data announced by the Council for Economic Planning and Development, the primary building registration and constructional license data in Tainan city and Taiwan area, and the certification data for use of buildings. Based on the graphs provided in this paper, we can see that there is some kind of correlation between business cycle in Taiwan and the fluctuation of real estate markets. However, the detailed information can only be verified by further calculation of relative data.   The example of this paper is the fourth land consolidation in Tainan city. We collect the information such as the complete time, the space area and the types of the buildings in this area through cadastral data. Then, we analyze these data by using numeral statistics method. On the basis of these data, we found that the main housing types in Tainan city before 1990 are lumped housings and commercial stores. After 1990, the mainstream of the housing types is the housings with elevators higher than six floors. The most common space area of the housing in Tainan city is 30-44 pin, but the main space area before 1985 is 45-59 pin. The main space area of the lumped housings and housings with elevators is 30-44 pin, and 45-59 pin for commercial stores.
