碩士 === 國立高雄師範大學 === 地理學系 === 92 === This research investigated and analysis the commercial activities and changes at Tainan train station from 1993 to 2002. The stores and dominant pattern of retailing services always play the important role around train station in recent decade. The dominant activities are general services and retailing services, including restaurant, medical and cultural types at fore-station, otherwise, restaurant and transporting services are main activities at back-station. But the necessary door width is varied with different commercial types, for retailing service is concerned, its narrow door width multiplies large mount with need of consuming, has become the most important role in distribution of activities. In other hand, the monopolization of department store and hospital is very outstanding and usually become the landmark and target for consumers’ browsing. The development of commercial activities is affected by historical urban planning. The main activity of Beman section-one is retailing service, and the dominant type of land-use of Beman section-two is transporting after 1999. Chengkung road and Chungsan road developed with the existing of department store and hospital location, retailing and medical services are main activities. At back-station, the motor-renting service is the most important activity in Chiangfon road cause of its large space and location; and the location and academic characteristics of Dashery west road attracted lots of restaurant and cultural services with crowd needs that did not change very much in recent ten years. The result is same with others that the space aggregation is very clear similar to scale economy that will attract more business opportunities, and different conglomerates perform in different roads obviously. Tainan is the oldest city in Taiwan and its expansion of commercial activities is limited by historical planning, the opportunity for commercial expansion is not easily in the future even though the increasing amount of stores in recent ten years. And the commercial activities changes are deserving observing in the not far future with the pulling and dragging from other areas.
