This paper explores the concepts of securitization of real estate and related experiences of the US and Japan, with respect the regulation in Taiwan and the reasons why some related cases failed before the legislative act passed. In addition, the first Taiwanese case of securitization of real estate is analyzed and some suggestions are offered on the economic impacts to investors and the realty industry.
