Summary: | 碩士 === 長榮大學 === 土地管理與開發研究所 === 95 === This study analyzes the joint decision of households’ migration location and tenure choice by using the 2000 Population and Housing Census Data. This study employs a multinomial Probit model to analyze the household’s tenure choice and the migration decision between Kaohsiung City and Kaohsiung County and also discusses the implications from the model results.
For those migrated households, they have four alternative choices as: owned in Kaohsiung City, rented in Kaohsiung City, owned in Kaohsiung County and rented in Kaohsiung County. Those migrated households owned houses in Kaohsiung City are accounted 52.9% of our sample. Kaohsiung City is a metropolis and the city has better employment opportunities and living quality then Kaohsiung County, and as a result, those households who have migrated are likely to choose to own a house in the city rather then in the county.
Our results show that bigger families are more likely to choose owning in the city than the nuclear families. Married householders and households with annual income higher than NT 679,425 are more likely to own in the city. Households working in the city have more possibility to buy their homes within the city. Moreover, households living in higher land price areas are more likely to own their homes. Besides, the results of marginal effects show that the householder’s income and their location districts have the most important and significant effects on their joint choice of migration location and tenure status.
