Further more, new projects are hastily promoted and provided prior to the new regulation of “floor space index floor area ratio” execution. The instantaneously big supply against the small demand, cause the real estate market bearing acutely. Although many preferential measures provided by government to booming the market, the performance are very limited. A capital asset always under estimated, against to the market price, when it brought into court auction. Rights between creditor and debtor may deprived by the issue. People, or said hedge fund, in Taiwan are interested in the “Court auction properties” and believe that is remunerative. This research was subject to discuss the effects upon the bank, real estate market and investors behavior while court auctioning the unsound properties. Further discussion: a) What are the factors of the pricing to the auctioned off real estate? b) Is the object’s location effect the auctioned price and rounds of auction? c) Is the living convenience effect the auctioned price? d) Is the width of the road beside the property effect the auctioned price? e) Is schooling convenience, size of park (green area) and shopping convenience will effect the auctioned price.
