When the essential environment is on the way of retrogression, the living quality in this area also goes down, and then the industrial economy loses its competitiveness gradually. In this condition, people go outer areas to earn a living, and who still stay in local are lower-incomers; therefore makes it’s hard to maintain living quality, and obstructs the development of local industry. As a result, these areas should be rebuilt, reformed, and maintained timely. But except for the environment improvement, local-feature development, industrial economy enhancement, and employment growth should be also considered at the mean time to make the business revive. To make city-renewal in an area, enterprises joining can be also used besides government conducting. From the documents can tell that if local government wants to lead in enterprises to make city-renewal, the inducement of regional construction should be sufficient, or it’s hard to attract enterprises to invest in the condition of lower self-revenue.
There’re many factors may affect city-renewal, such as thoughts on macro and micro conditions. This essay discusses about the relation between factors people consider when buying houses and city-renewal, chooses these lower self-revenue cities to be research target, uses CEPD-planned city-renewal areas in Yilan city as the target range and collects 146 transactions in this city. Using statistics software SPSS to make multiple regression analysis find that the most important factor affects real estate business is its location and the second is its floorage. For this reason, to make city-renewal, location should be put most emphasis on, and local government should reward the renewal-makers properly to enhance the investing will of enterprises to region.
