Due to the rising price on oil, oil pricing and facilities including software and hardware therefore have important effects on property management for private gas stations. In addition, since the increasing net income (NI) of Taiwan people leads to the rising number of motorcycles and cars, gas stations provide people living needs. This exploratory study aims to build a property managerial model for private gas stations anchoring on investigating recognition of their proprietors. The model suggests that promoting and differentiating private gas station services from those in public sectors can sustain private gas stations’ business advantage and competitiveness.
