This gives rise to vast ripping of interior decoration and environmental defection. Meanwhile, medical advancements slow down man’s aging process and escalate senior citizen housing demands. To confront with these problems, some developed countries have endeavored to come up with various housing resolutions. Among them, the “ageless house” has been through tough evaluations and earned wide spread attention. To further delve into the subject, this study intended to (1) identify relevant factors attributed to the planning of ageless house, (2) to derive from planning experts their theories and principles essential to ageless house design, and (3) to induce useful rules for future designers of ageless house. To carry out these objectives, this study conducted literature search regarding housing planning theories, interviewing planning experts, particularly those with ageless house design experiences, and content analysis of experts’ theories to propose a comprehensive framework of ageless house design. In conclusion, this framework include such design factors, holistically, as external space, house unit area, unit density, spatial layout patterns, functional content, and technical concerns crucial to the proposed housing patterns.
