Summary:碩士 === 國立高雄第一科技大學 === 風險管理與保險所 === 97 === ABSTRACT This research explored the potential factors of default risk on housing mortgage loan in banking industry and exhibited the relationship among marriage status, gender, education background, types of guarantee, location of guarantee, status of holding immovable, status of housing mortgage loan, occupations, age, seniority of the current position, amount of mortgage, mortgage ratio, yearly income and age of guarantee. And multinomial logistic regression was applied to analyze the debtors’ repaying behavior in Taiwan. A total of 1138 samples were collected through this survey for periods 2005 to 2006. Results revealed that there was a greater probability of prepayment for higher seniority debtors and delinquent for higher yearly income, specifically. From the viewpoint of debtors’ occupations, there was a less probability of delinquent for professional and employees of small and medium enterprises. Furthermore, from the location of guarantee, there was a less probability of delinquent for Chyayi. Finally, from the types of guarantee, there was a greater probability of normal for mansions.
