碩士 === 國立中正大學 === 財務金融所 === 98 === The factor to effect house price would be many and we cad divide the factor into “the economic factor” and “the non-economic factor”. We select the sample with the information the government provides and the information is gather since 2002 first season to 2009 third season. Consider the influence of inflation to housing price, we use the inflation rate to be control variable. The result discovered that the land area as well as the floor area of building all present the positive relations. The house age, the floor number and the road width under the Taichung entire district sample presents the significantly related to the housing price. but does not have obvious explanatory power under the different administrative area. The relation between house and faces the street, although the house more approaches the path and the house price presents the positive relations, the building construction type difference and the house use category has the different explanatory power under the Taichung entire district sample and different administrative area.
