As to real estate market, is especially influence the important factor of the house price. But the court auction house market trade procedure and way different from generally house trade in our country. Whether because of its particularity result to different influence? Formerly on academic research to court auction house price, has lacked which the empirical analysis on real estate cycle, especially have not probed into its influence of the number of court auction houses and sequence in the auction. Therefore, this paper use the high sequence in the auction and deed tax piece as the example in recent years with the whole country by Hedonic Price Theory build the theory model, and use court auction detach housing price until July 2006 to September 2009 as the sample. We have discovered by the study : the positive correlation on real estate cycle and bidders and inverse correlation on sequence in the auction, but not correlation on number of court auction houses. Another discovery, the real estate cycle become better, has the final bid price to be higher.
