Description
Summary:碩士 === 國立暨南國際大學 === 經濟學系 === 99 === This study develops a house pricing model to analyze the house market in Taichung City. Both of the indoor and outdoor properties of houses are incorporated. The data of house transaction information are collected from Taiwan’s Real Estate Portal, where the indoor data of houses are provided. To obtain the outdoor properties, this study applies the Geographical Information System (GIS) by mapping each of the house addresses with the urban planning data published by Taichung government. In addition, this study adopts Difference-in-Difference method to analyze the house data in years 2007 and 2009 so that the value impacts from the Taichung MRT development plan announced in 2008 can be revealed. The results show: 1). The semi-logarithmic regression model for housing prices has a good explanatory power. 2). For the case of apartments, the properties of floor space, land size, the numbers of rooms, living rooms, kitchens, and bathrooms, total floors of building, age of the house, with parking spaces, stadium, near the old city hall, the new city hall, HuiLai urban land consolidation, or the railroads are all important factors affecting the price. 3). For town houses, the properties of floor space, land size, age of the house, parking lot, and near the MRT stations are important factors. 4). The results estimated by Difference-in-Difference method show that the price of apartments within 600 meters distance of the MRT station decreases after the release of station locations.
