However, the coating deterioration that affects the beautiful appearance is also prone to occur. Through the investigation of the coating deterioration of existing buildings, this study has organized a variety of the deterioration phenomena and the degree of deterioration to be used as the basis of deterioration analysis in order to understand the deterioration situations of existing buildings and to be served as the reference for solution development. Through the summary of deterioration factors, this study has found that deterioration factors play an important role in the coating deterioration check and can be used to determine the level of degradation for further maintenance and management. The reasons for interior wall coating deterioration can be divided into two parts: natural environmental factors and human environmental factors. However, the impact of human environmental factors is more direct and obvious than natural environmental factors. In this study, the student cafeteria of Chung Hua University is taken as an example to analyze the major common deterioration circumstances, such as blistering, efflorescence, flaking, cracking and leaking. Based on the case investigation and analysis, this study has compiled a number of the areas and reasons for coating deterioration and found that the deterioration caused from the following three major factors is more significant than others: (1) design factors; (2) maintenance factors; (3) environmental factors. The improvement measures for preventing coating deterioration include: select appropriate coating methods, enhance the inspection process of coating material performance, improve the detailed design of water guiding and water dripping, properly plan the expansion joints and contraction joints, provide adequate repair budgets, reduce the use of indoor metal appendages, establish a regular visual inspection, and create a good maintenance plan.
