A survey for buyer individuals to explore their necessities is desired. The study goal, therefore, is to identify potential housing buyers’ necessities using Analytic Hierarchy Process (AHP) approach. Literature review in this study brought out potential environmental features in urban area, including 5 aspects 23 features. 324 out of 1000 AHP-designed questionnaires were collected satisfying the data sampling threshold of 270 effective returns. Statistical and AHP analyses find that the priority sequence of these 5 aspects is transportation facility, civil facility, educational facility, security facility, and recreation facility. The top preference ranking for environmental features is concluded as mass rapid transit station, parking lot, school, convenient store, and bus stop. Compared with findings in other studies, this study clearly points out difference between viewpoints. Housing builders may consider adjustment for their strategies to decide their product features.
