Culture and the ancient capital know as Tainan City, old buildings overspread street alleys that records the history of the city and presents memories of the residents’ life in the past. With a series of activities, “Old House, New Life” implemented by Foundation of historic city conservation and regeneration, arousing the public start to concern about the historical and cultural value of Adaptive Reuse of Vacant Spaces and old buildings, leads an unlimited potential of the combination of vacant spaces with commercial uses, and the old houses converted into dining spaces is the most welcomed by people. The purpose of this study focuses on the following two main directions. First, try to find out the attractiveness factors of combining Tainan old buildings with dining spaces with the application of Evaluation Grid Method from Miryoku Engineering. Through a systematic data aggregation by in-depth interview, Evaluation Grid Method and questionnaire, to extract the attractiveness factors of re-use old building spaces. Second, the differences and similarities of what restaurant operators and customers’ feelings are toward the attractiveness of combining old buildings with dining spaces. The study shows there are four main original attractiveness factors, “To retain the spirit of the old buildings,” “Spatial reuse of the building design practices,” “Spatial reuse of interior design practice” and “Management style and the characteristics of meals” along with eighteen specific conditions charismatic factors and eleven abstract reason charismatic factors. Through a questionnaire designed based on these factors, we obtain one hundred and seventeen samples for further analysis. Both restaurant operators and customers regard “Spatial reuse of the building design practices” as the most important factor of combining Tainan old buildings with dining spaces, while there are slightly different opinions toward “specific conditions charismatic factors.” The operators focus on retaining old building value, passing down culture spirit and natural decorations arrangement. In comparison with operators, customers focus on the operators’ enthusiasm, attitude and spatial atmosphere.
