Equipment maintenance will seriously affect the functionality of building. The maintenance cost could be very high if facilities are not well maintained; therefore, building facility maintenance is an important task. Accompany with the popularity of mobile devices and ICT development, the QR code applications are gradually warmed up. Through QR code one can fetch information via internet. Building Information Modeling can integrate related information for whole life cycle of a building. This study will combine BIM and QR code to develop building maintenance management system to assist people to perform facility administration task. QR code, BIM, ER Model, SQL Server and Visual Studio are used to develop “QR Code Building Maintenance Management System” in this study. 3D model is constructed in BIM environment. All facilities are assigned a QR code which can be used to fetch related documents such as construction recording list, checking list, photos, drawings, and personnel data. User can connect to system by smart phone to fetch relative data, such as facility supplier, construction team, supervisors, maintenance history and other related documents.
