The construction industry's products different specifications, product specifications can not be built in a single construction resource, To create a factory to obtain resources for the construction works, more mining subcontracting procurement manner. Therefore, the construction industry is managed from a third party to profit-orient and execute directly which related to Subcontractor engineering level, resulting in plant selection to create third-party decision-making as the key tool. Therefore subject to further consideration of its long-term Subcontractor management strategies, such as partnerships. This report aims to investigate the key to create a factory subcontracting pricing important factor, and for the pricing strategy, game theory and transaction cost theory perspective to explore the impact of non-cost factors of class, and to analyze the importance of pricing affect subcontractors. First, through the relevant sub-cluster pricing methodology selected key influencing factors, and then to construct the relevant factor level multi-criteria approach and the effectiveness of the use of consistency verification questionnaires to several co-vector arithmetic mean of the relative weight of each factor levels and obtained using fuzzy theory of real numbers each factor relative weights of the optimal solution, and finally get the absolute impact factor weights and important sort. This report shows 14 critical impact factors through the test and questionnaire subcontract pricing which accounted for 36.52 % owner characteristics, engineering content characteristics 32.08%, 31.40% Subcontractor conditions; while the layer of evaluation factors accounted for 20.52% the amount of competitors, with degree of good 19.78%, 11.56% maturity design content, subcontracting jobs with quality critical 6.37%, 5.55% contract quantity scale engineering, construction and other limiting conditions 5.23 percent before the six factors, accounting for nearly 70% of the weight values. Which accounted for the top six sub-critical factor in this study, are non-cost factors can be learned with the current pricing in the construction industry subcontractors lowest cost considerations are different, so this research is to create a sub-set plant in the future price of a Subcontractor, can demand as a sub-pricing guidelines reference.
