For processing huge bad claims, the financial organ adopts the way to sale the bad assets directly to the asset management company in a packaged way, or take the auctioned way. According to the statistical datum, the amount of foreclosed house in Taiwan is growing up from ten point one thousand to twenty-nine point thousand in the year from nineteen ninety eight to two thousand and two, the growth scope is nearly two times, the final say and settle amount increase from eighty-three billion and eight hundred million dollars to one hundred thirty-five billion and six hundred million dollars. The fast growth phenomenon promoted the development of trading market of this kind of real estate to be even more mature, and it needn’t negotiate prices which is the biggest characteristic, the participant without the bid way of seller, the threshold of participates could study by themselves and could cooperate with the intermediary, the threshold is low. Different from the general real estate market, beside the price in the Foreclosed market the related research also pointed out that house check and hand-over or not, base price and bid population and so on factors could influence the price of foreclosed house. Consequently, the foreclosed house contain the characteristic of general house simultaneously.(ex: land, building area) and the special characteristic of foreclosed house(house check and hand-over, the present situation of house).Therefore this research constructs the Hedonic Price model through the information of the knockdown price of house check and hand-over foreclosed town house and take the object of study of the building of Yong-Kang area in Tainan during 2007 to 2012, through this research, it is found that the noticed present value, the land area, house width ,the times of foreclosed, the number of bidders, building area and the building’s age reached 5% significance level, the most affecting Factors is land area the second are the land area and the times of foreclosed. The land area for each additional 1% affected the total turnover of 0.422 percent, the building area for each additional 1% affect the trading price of 0.592%, beat the pacemaker every 1% increase in the price will be reduced by 0.373%. Part of the sign of the coefficient of total turnover was positively related to a notice to the present value of the land area, the number of bidders, building area, a negative correlation Space to shoot and housing age. On the other hand, in part of the symbol of coefficient and it was the same with the expected symbol. Finally this research verify the predictions error levels of the model with Mean Absolute Percentage Error(MAPE), it found the MAPE values were up to 18.84, and the successful rates of the verify value were up to 67.50%.
