Summary: | 碩士 === 國立高雄第一科技大學 === 風險管理與保險研究所 === 102 === Foreclosed properties are always hot products of real estate, and the final bid price of them should be affected by lots of key determinants of real estate market. Furthermore, the townhouse pattern plays an important role in categorical building types in Taiwan. This research employs the OLS and quantile technique to analyze affect the final bid price of townhouses under differential population density, residence feature, density, handing over item by item and space factor etc. The empirical process adopts townhouse of foreclosed properties as samples in Tainan city from 2010 to 2012. By OLS technique, the result finds out that the final bid price is affected significantly by the factors of floor area, plot of land, year of construction, auction, lane width, low population density areas, distance of greed space, distance of mall and famous fast food.
By quantile technique, it demonstrates that the all price quantiles are affected significantly by floor area, auction, and the lane width of 8 to 15m. And low price quantile is affected significantly by the low population density areas, distance of greed space. Conversely, high price quantile is affected significantly by year of construction. And mid-range price quantile is affected significantly by the lane width of 15m or more .Therefore, space factor is important determinant of the final bid price of foreclosed properties among lots of different key factors.
