Summary:碩士 === 國立高雄第一科技大學 === 財務管理研究所 === 102 === The Relationship between Kaohsiung Mass Rapid Transit and the Real Estate Prices of Nan-tzu District Abstract The real estate market is affected by many factors, of which traffic infrastructures count most, in particular mass rapid transit. Kaohsiung Mass Rapid Transit is the most important public transit of Kaohsiung City and surely impacts the development and the real estate market of Nan-tzu District. To explore that impact, this paper uses five dimensions to discuss the relationship between Kaohsiung Mass Rapid Transit and the real estate prices of Nan-tzu District, trying to clarify the numerous factors influencing the real estate prices of Nan-tzu District. The result shows that Kaohsiung Mass Rapid Transit has positive impact on housing prices of Nan-tzu District. Key words:Kaohsiung Mass Rapid Transit、Nan-tzu District 、the Real Estate
