Lastly, the study analyzed differences in housing prices for houses inside and outside the range of influence of the MRT station after construction of the MRT began. The difference-in-difference method for internal characteristics of the houses and external characteristics after measurement by a geographical information system (GIS) were used to create an empirical model. Data used on successful transactions in Taiwan’s real estate from 2004 to 2006 in Taipei’s Zhongzheng District, Da’an District, and Xinyi District was obtained from GigaHousewebsite. Empirical results showed internal characteristic variables, including area, building age squared, number of rooms, type of housing, and whether the house is on the first floor or not, all had a significant positive effect on housing price. Building age had a significant negative effect on housing price. External characteristic variables, including distance to the nearest elementary and middle and distance to the nearest department store, had significant negative effects on housing price. As for interaction terms, after construction of the MRT began, deducting the original test group trend from the gap between the test group and control group obtained the real impacts due to MRT construction of NT$927,720 at 800 meters, respectively.
