In this study, the marketing strategy, competitiveness, market research, product characteristic, architectural engineering and financial analysis are well evaluated to make land development decision. This study provides the investment model of the feasibility of land development to improve traditional decision model and make it better. Shih’ (2001) states that the construction firms’ decisions are often beyond market because the firms often lack of rational evaluation and sufficient information. Moreover, the aggressive behavior, lack of risk perception and over financial gearing cause Constructions hardly survive during economic distress. In the end, they realize that geographical environment, usages of land, space development, population change, market features and the organization of construction firm are the dominant factors of land development decision. This study applies the feasibility analysis of land development for a parcel in Madou District. The analyses of marketing strategy, competitiveness, market research, product characteristic, architectural engineering and financial analysis are taken into considerations. In the situation of over-supply and severe competition in Tainan’s real estate market, it shows that the market acceptance is the most important factor of the land development decision.
