The multi-family residential is the major living arrangement of urban citizens. However, the mode has changed the relationship linkages between households and villages in conventional single family homes, therefore the management issues of multi-family residential emerged and the links between households were weakened. Without realizing the crucial activities of successful operations to projects which have high variability, the property associations are unable to perform the resources allocation, which caused the insufficient management of projects and the slump of contract renewal. In order to discuss the importance of the successful operation of housings for the property association, the study determined the critical success factors of project management objectively and effectively through proper analysis system and actual data analysis as a reference providing to property associations. The study based on the relative literatures of property management and collected 37 success factors of residential housing management to conduct the explorative factor analysis which sorted 14 factors from them and compiled 3 aspects by the qualities: “good management and operation of projects”, “providing excellent on-site service” and “establishment of standardized system and process”. The qualities of management and operation, financial integrity and excellent emergency management are the factors in projects of property association that need to consider first, while the service quality and system standardization take second place. The administrators may disclosure the budget goal in every stage with “Tapping new resources proposal” in remedial project; the establishment of budgets is helpful to realize the ratio of fund, the process of project in annual resolution, the usage of management expense, etc., to enhance the perception of property association services. However, the occurrence of “man-made negligence of public security management” would bring about the doubts of personal safety, which devastates the good services provided by property teams.
