It has wide range of services which covers the real estate development , marketing , transaction management , tax services , and others. Therefore the real estate brokerage has its own special tasks and difficulties such as pressure doing services to clients , long working hours , little remuneration for services rendered , unstable income , etc… resulting in high job stress to employees thus an increase in turnover intention. Furthermore , not only cause the company its human resources , increase in recruitment costs and training time but also has an indirect affect to our country social resources and unemployment rate. The purpose of this study aims to understand the impact of employee turnover in a real estate agency and to investigate the interrelation among personal factors , working pressure and the tendency of employees departure. We also tried to analyze the relevance and significance of these various factors and their possible causal relationship so that we can make appropriate proposals and recommendations for improvement. This present study was based on conducted field interviews, data collection and analysis in one estate agency in Ilan County, Taiwan. A total of eight real estate agents ( five men and three women) were interviewed . These were the findings from our study : 1.Employees pressure from ( A) the development and sale of new projects. (B) interpersonal relationship among colleague. (C) pressure from the clients or customers. (D) culture and working atmosphere in the organization. (D) uncertainty of government policy. 2.the impact of the real estate agency staff turnover intention attributed to the following three main factors :( A) performance or acheivement pressure. (B) organization and leadership. (C) the seniority and experience. (D) family burden and responsibility. The present study suggests that the real estate agency should encourage employees to obtain real property related professional licenses, to have a strong determination for job satisfaction and provide proper channels for continuing education and training courses for in-service staff, promote professionalism, keeping a good professional image; strengthen internal communication and outreach activities or projects , to give emotional support to employees , build and improve staff cohesion, and reduce employee turnover rate.
