We estimated Environmental Quality based on the Mass Balance Model with different ratio of interior decoration of healthy building materials. Moreover, we evaluated Environmental Loading through BIM simulation software according to current building code, regulations and thermal insulation of building facades regulations in order to test energy-saving building materials in different locations and different heated parts. Form the completion of evaluation on environmental quality and environmental loading, an optimized Eco-Efficiency assessment model was developed. Using the model proposed in this study, we were able to mark the scores of different application strategies of building materials, and then compared and analyzed the advantages and disadvantages of various strategies. Further, a case study was conducted to validate the assessment model. We estimated the indoor fugitive quantity, simulated the annual energy consumption of the air conditioner, and marked the score on the coordinate axis to compare the different environmental efficiency differences. As a result, we discovered that the optimized Eco-Efficiency assessment model can be applied for different conditions and the model is also more effective to raise indoor environmental quality and reduce the indoor environmental loading.
