from August, 2012 to November, 2016. Using ordinary least squares estimation the empirical results suggest the house prices are higher for houses located in full enrollment school districts, are highest if the distances of houses from high schools are between 300 to 600 meters for houses of full enrollment school districts. Near a viaduct, near a shrine, a temple, gas stations, or hospitals have a negative impact on transaction prices, while closer to a park, library, or departments have a positive impact on house prices. Substituting estimated coefficients into the regression and obtaining predictive house prices, the mean absolute percentage error in Banqiao district is 11.90%. The houses having absolute percentage error higher than 50% are mainly located in the vicinities of Nanya night market or traditional markets.
