Consumers can refer the “intelligent building” as a decision-making information, choose the most appropriate residential building and living environment to enhance the quality of life; in fact, more and more construction companies use the “intelligent building” to appear the value of their buildings. Since 1989, the introduction of “intelligent buildings” in Taiwan has not only accelerated the prosperity of the surrounding construction industries, but also promote the economic development of the whole society, "intelligent building" has become fashionable slogan, this study focuses on the development and key factors of intelligent buildings, use the Delphi Technique and Analytic hierarchy process (AHP) to assess the key factors of intelligent building and the possible future direction of development, also use Important Performance Analysis (IPA) to analysis the importance and satisfaction of key factors of intelligent building. because the intelligent building system functions are more professional, the general evaluators may not be able to understand the true functions of its system and practical, so this study is designed specifically in the evaluators of the questionnaire supplemented by the schematic diagram of the system and its meaning, so that the questionnaire can be more accurate and truly screen out the key factors in the intelligent building. The results show that the highest key aspect is “safety and disaster prevention” (42%) and the most important indicators are digital video surveillance system CCTV (28.82%), noise surrounding monitoring system (19.34%), video interphone system (10.37%), and these indicators also need to be improved urgently by IPA method. In recent years, the consumer acceptance of intelligent building’s high-tech products is getting higher and higher. The intelligent building on the market opportunities and competitiveness have a positive relationship, and the results of this study can be used as building-related industries in the marketing strategy, also hope to provide the construction companies, architects, electrical technicians, equipment developers and system integrators in the design and planning can be followed
