碩士 === 崑山科技大學 === 房地產開發與管理研究所 === 106 === In Taiwan, the real estate is one of those industries that greatly affect the country’s economy, with its rise and fall impacting a lot of industries in the vertical supply chain as well as the livelihood of many people. Its development from the 1970's until now has given rise to plenty of changes over the 40 years. I have been doing interior design for around 30 years. During all these years, I have witnessed the evolving environment and lifestyle that made me see the changes in retail offices and model houses quite well. Especially as a female designer who is normally thought of as delicate and observant, I am sensitive to customers' needs and the trends over the years. After reading a lot of newspapers, magazines and journals, I found that when talking about interior design, it is normally related to the study of sales and marketing, professional qualification, communication, and management strategy. However, in the related areas of real estate, the studies on the retail offices, model housing units and the related interior design are few. Considering that my role is closely related to real estate and the subject is critical, in this paper, I have given an introduction on the background of real estate's pre-sale, the ever changing selling tools, and took the model housing units of "Everyday" by Duen-Hwang Building Co. and "Hu-Mei Di Bao" by Sun Yao Construction as case studies. For both cases in Tainan, we would further explore the whole process from buying land, planning, and construction, to the positioning of the completed product, pricing, and selling to the target market. In addition, I have discussed with the construction companies about the design budgeting, design style, construction timeline, design conception, etc., as well as examined whether my creation and design concepts are in line with the taste of the customers and the market through a deep interview on customer satisfaction. Finally, I have compiled my past experiences in design and incorporated it in the suggestions provided in the conclusion part, with the hope of contributing to experience sharing.
