The purpose of the legislation is to improve the living environment and enhance building safety through the reconstruction of dangerous and old buildings. However, Before the enactment of the Statute for Expediting Reconstruction of Urban Unsafe and Old Buildings, for the reconstruction of condominium buildings, the Condominium Administration Act has only the provisions of Articles 13 and 14 as an embellishment. It can not satisfy the social demands seemingly. And the Urban Renewal Act fails to provide proper protection no matter substantively or procedurally. This thesis intends to discuss the problems of urban renewal and reconstruction of condominium buildings, exploring the characteristics and operational risks of Statute for Expediting Reconstruction of Urban Unsafe and Old Buildings, and making recommendations and corrections.
