Compared with when the system just started operations 20 years ago, the annual passenger volume has grown by more than 70 times and the railway network has spread throughout Taipei Metropolitan Area. The MRT stations brought abundant crowds to the merchants around the station area and also has changed the commercial value of the original location, so the retail rents increased accordingly. The more people there are, the higher the rents is. There is an explicit positive correlation between the two, but it is still a static correlation. This study will further explore the dynamic correlation about it, which means the correlation between the two slopes of research indicators over time. We used the multi-level growth model for statistical analysis and the 5-year repeated measures from 2013 to 2017 as the research data. The results showed that there is a significant dynamic relationship between the passenger flow and retail rents. The slope of passenger flow increases by 1 million persons per year, and the slope of retail rents will significantly increase 4,450 NT per year. The practical contribution is to empirically prove the dynamic relationship between passenger flow and retail rents and can be used as a basis for evaluating the commercial value of the store locations.
