碩士 === 國立中山大學 === 高階經營碩士班 === 106 === With the growth of economy and medical technology, Taiwan has faced the ageing issue. Based on the WHO standard, the percentage of older population (over than 65 years old) is more than 7% represents aging society, more than 14% is aged society, more than 20% means overage society. The demands of retired aged population like financial plan, daily products, and health housing are all huge business. In this research, five forces, SWOT analysis, and case analysis were conducted to conclude the special management model in health housing industry for related firms for reference. To make management strategy more complete, this study analyzed the data from government, health housing managers and residents. By analysis five forces and SWOT analysis, this research concluded that the philosophy of founder, human management, and culture were vital for high service quality. Finally, five suggestions were provided in this article to improve the health housing management: marketing philosophy, organization management, leisure activities, alien alliance, safety and convenience.
