| Summary: | 碩士 === 國立臺北大學 === 企業管理學系碩士在職專班 === 106 === On the current, the world population aging increasingly intensified, in order to alleviate the increasingly severe and endowment problems, the social endowment model is imperative, this trend to the mainland area Health & Elderly real Estate development industry faces enormous opportunities and challenges, in this situation, the foreign developed countries to learn from the advanced experience of Health & Elderly Real Estate. The construction of domestic Health & Elderly Real Estate development model, with the current Health & Elderly Real Estate is still in the emerging stage, many factors affect the successful development of Health & Elderly Real Estate. Based on the successful development of the project and the existing, results, this paper summarizes the factors effecting the development of Health & Elderly Real Estate project from the aspects of policy, economy, society, Technology, Environment and Legal (PESTEL) , Discusses the factors that affect the risk assessment of the development of elderly real estate. And from the reason and the result two aspects analysis each relation factor the logical relation, establishes the AHP and the DEMATEL analysis model, and uses its model crossover compound to find the key influence factor, To find out the main factors affecting the development of Health & Elderly real estate, and according to the results of the model Analysis to make relevant recommendations for the government policy formulation and Health & Elderly production enterprise development to provide a reference.
The results show that: the Government elderly policy, the management ability of the developer and the financing mode are the key factors that affect the successful development of the Health & Elderly Real Estate project, and have important practical significance and theoretical significance to promote the sustainable and rapid development of the domestic Health & Elderly Real Estate.
