Market oversupply and absence of speculators result in weak sales and high inventory in the financial statements, which cause a serious impact on property developers. The researcher, engaged in the real estate financing business with the main repayment source coming from the sales income of properties, wish to study what factors would affect completed properties held for sale and manage any operational risks of property developers at early stage by monitoring these factors. . The following conclusions are expected: First of all, the factors of property developer itself, such as the capital size and incorporated years of the developer, have a significant influence on completed properties held for sale. Secondly, project location to the total value of completed properties held for sale. According to the statistics, the total value of completed properties held for sale in Taiepi and New Taipei City is the highest among Taiwan, followed by Taozhu District, Tainan, Kaohsiung, and Taichung. Thirdly, macro factors to the total value of completed properties held for sale. The national 30-day turnover index of Guotai Real Estate and the national house price index have a significant impact on completed properties held for sale. To sum up, the scale of the developer, project location, and prosperity of the real estate market are the key factors to the completed properties held for sale.
