Summary:碩士 === 世新大學 === 資訊傳播學研究所(含碩專班) === 106 === With the rapid development of network technology and the increasing popularity of mobile devices, housing market players are realizing the importance of mobile information services, and they have combined their original internet services with mobile technology to develop various types of mobile applications to promote the development and application of housing transaction apps information services. The study adopt “Content analysis” to observe the application status of functional services on 14 housing transaction apps, and selected the representative app with the most complete services provision rate and supplemented by “In-depth interviews” to know the user's perception of each functional services and the experience of use. The conclusions of this study are as follows: (1) Among the six catalogue, 34 function services of the housing transaction apps, the overall functional services provision status sort by percentage from high to low is “Searching”, “Multimedia”, “Interactive”, “Information”, “Personalization”, and “Notification”, and the functional services content provided by each housing industry is affected by the differentiation of business type and services characteristics; (2) The type of housing transaction apps selected by the user is mainly based on the richness of information, with complementary and uniqueness of additional services applications to complete functional services providing. Such as: “591 housing transaction app” serves abundant of items and related tools; “Ubee app” has exclusive item pricing comparison; “Sinyi app” and “Yungching app” are the large housing agency brand with exclusive item source; (3) The user chooses the housing transaction apps because the convenience of mobile device providing easy search for all published information of rental / sales items. Facing the diverse sources of information in the housing market, the user mainly uses the housing transaction apps, also adopting human relations, traditional media, internet and other related resources to compare different channels of information resources; (4) The difference of business model makes different services of housing transaction apps in items of source providing, information displaying and advertising arrangement. The research recommendations are as follows: (1) The content information of the object should be detailed, accurate and novel; (2) Providing exclusive content information or functional services based on user type or demand preferences; (3) Providing functional services path guidance and instructions to reduce the user's unfamiliarity with functions or operations; (4) Improving the display of map item information “number of item” or “price”; (5) Improving the “overlap” of map item information and the “screen freezes” in the operation process; (6) Improving the multiple displays of the same item information; (7) Arrange the adjustment of advertising information in a timely manner. This study summarizes the situation of the application function of the app and the using experience can be used for reference to those interested in the topic of housing information services.
