Recent studies by researchers and experts have revealed diverse factors influencing housing prices, including individual building characteristics, submarkets, macroeconomic factors and the government’s house policy. Therefore, this study aresearch housing prices including individual building characteristics and macroeconomic factors with the use of Hedonic Price Method and Quantile Regression , aimed to locate consistent features that affected housing prices and probed into the effects of feature variables on the housing prices in Tainan City. Based on the housing prices of the Yongkang District, Annan District, and East District in Tainan City.There are 17,302 records used as empirical analysis objects between July 2014 and June 2017 (i.e., 36 months before and after the House and Land Transactions Income Tax) were collected. The results indicated that the housing prices in the Yongkang District, Annan District, and East District were affected by the mortgage rate and the House and Land Transactions Income Tax. With regard to the mortgage rate, an increase of 0.125% in the mortgage rate lowered the housing prices by 1.26% to 6.06%, and the effect on housing prices is negative.
