The financial environment in Taiwan has stayed low interest rate for a long time. The percentage of mortgage is almost determined by location. The condition of the debtor depends on private experiences of the person in charge or the subjectivity of judgments by approval supervisor. It makes the risk management of mortgage become important. This study uses the correlation analysis to find the difference between overdue cases and related factors. It can be the references of the mortgage policy review and the guideline for management for branch managers. The sample of this study was taken mortgage cases which were overdue more than a month between 2008 and 2018 from Xinzhuang branch of H bank. These are 106 cases in total. The empirical result shows that the 8 factors in authorization are positively affected by percentage of mortgage, location of the collateral, gender and income ratio only. The rest of the factors including age, private use of the collateral, marital status and initial mortgage amount are less positively affected. Especially, percentage of mortgage is over 71% are 55 cases in total which accounts for 52% in sample. The correlation between percentage of mortgage and overdue happening are significantly positive. As the result shows, male, single, over 71% of mortgage and under 6,500,000 NTD initial mortgage amount have high possibility of overdue happening. It is necessary for bank to set up these items in credit risk rating in order to lower the risk.
