碩士 === 國立彰化師範大學 === 企業管理學系 === 107 === ABSTRACT Land is the mother of wealth. The real estate industry covers a wide range of business scope and is a capital-intensive and integrated industry. Different companies may have different sizes and diversified business types, but the development of "land" is the most basic and important critical raw material for demand. At present, the "common land" sales in Taiwan are often unable to effectively carry out good development decisions and integrated utilization due to the large number of people who hold the common land and different opinions on the land development method, sale price, or cutting method. Especially when the joint owners of the inheritance of the fact, but the heir did not handle the succession registration or inheritance right of doubt and other reasons, so that the joint land can not be successfully sold and used, often resulting in a variety of conflicts and crises. If the common land cannot be effectively bought, sold and developed for a long time, it will make it difficult to effectively use land resources and bring economic value into play, which is of great importance. Therefore, this study USES the methods of "document analysis", "formal Delphi method" and "hierarchical procedure analysis" to analyze the development of common land in Taiwan, in order to find out the key success factors and develop Suggestions for the development of common land in Taiwan, so as to achieve the long-term goal of sustainable utilization of land resources.
