Taiwan High Speed Rail Corporation (THSRC) originally planned to build 8 stations in Taipei, Banqiao, Taoyuan, Hsinchu, Taichung, Chiayi, Tainan and Kaohsiung, and successively launched construction projects in Nangang, Miaoli, Changhua and Yunlin during October 2010 to January 2013 after Ministry of Transportation and Communications gave their consent in February 2011. Changhua Station officially joined the operation on December 1, 2015 and after that, surrounding house prices fluctuated as well as urban-rural developments were affected. Traffic construction may alter land use pattern and furthermore affect changes in house prices. That’s why the impact of Changhua High Speed Rail Station on its neighborhood area will be discussed in this study. Significant traffic construction will affect the development of the area. While High Speed Rail provides additional transportation choices for people after it comes into operation, it also has an influence on overall economic structure and spatial development pattern of the region. This study, based on population and actual transaction price of real estate with interviews of nearby residents as supplementary materials, intends to find out the impact of the station on neighborhood area after Changhua High Speed Rail Station starting service. After comprehensive analysis, it is found that Changhua High Speed Rail Station has no great influence on population of adjacent areas before and after its operation, and total population is even declining year by year. Besides, population distribution is not affected by High Speed Rail station. That is, people do not migrate to HSR station district and still gather around train station or earlier-developed communities. Overall, land price has obviously risen since Changhua Station constructed and there has been a significant increase in price of residential land in Tienzhong Town and Beidou Town. At present, Changhua High Speed Rail Station do not accelerate development of neighborhood area much. However, construction and operation of Changhua High Speed Rail Station has been just two years. For large-scale traffic construction projects, its impact on surrounding areas may not be distinct in a year or two. Therefore, we can still pay attention to the following development.
