In a global survey, it indicated that the revenue of smart transportation in the global market was about $11.1 billion in 2018. It is estimated that in the next decade the smart transportation market will increase to $240 billion with compound annual growth rate (CAGR) up to 15.3%. The industrial structure showed that smart parking technologies and innovative applications are one of the key items in this market. Innovative technology drives the digital transformation and business model to change the parking industry. The simple business model that merely provides parking spaces to collect parking fees is no longer an applicable service but an appropriate business model in the parking industry. This research is an exploratory cross-cases study to explore how to identify the key success factors (KSF) in Parking Service Industry. This study used the resource-based theory (RBV) to analyze the influencing factors in the smart parking industry. This study further identified key success factors by the theory of strategy matrix analysis and VRIO structure. This study adopted the methodology of cross-cases study by Yin (1994) to investigate the successful factors of company growth in the parking industry. We explored the sustainable core competitiveness by three focal case companies. Based on cross cases analysis, this study addressed two propositions for theoretical contribution. Firstly, we proposed that introducing novel technology on smart parking management significantly increased revenue performance. Integrating capabilities for technology and service design enhance customers experience as well as increase customer satisfaction. Secondly, in the management contribution, we indicated practical advices for three focal case companies. In conclusion, this study pointed out that the future researchers can precede the empirical study to prove our propositions. Based on the research results, this study found out that the key success factors (KSF) in the parking industry are as follows: (1) Comfortable customer experience. (2) Quickly response and solution to customer complaints. (3) The quick and low-cost implementation processes of the parking lot by the standard operating procedures (SOP).
