It even affects the purchasing power, values and make consumption reduced. As a result, if real estate developers didn’t make more difference, it will spend much time and cost on maintaining company, including raw materials, payload, tax, and so on. The probability of price competition will even increased. So the product positioning how important it is. Therefore, the research is focus on 97 cases which are the Beitun, Xitun, Nantun District of Taichung’s real estate market of high-rise residential building by the government actual-price service network of and real estate transactions It can be summed up about property and sales. This research wanted to through expert interview and abroad literature discussion, to find the critical factors of façade design of high-rise residential building. First, the research method is ONE-WAY ANOVA. From the results of studying, architectural style, balcony type, roof type, architectural decoration, district factors are the main key which affect real estate sales; Second, the research method is Association rule to find the hidden rules. From the results of studying, we can find that almost all of them surround the modern simplicity style, balcony which is abreast, sunshading board have better sales. Finally, we establish the neural network model to verify, and have 84 percent of correctness. We look forward the results of this research can offer the real estate developers a reasonable decision.
